New roof snagging near Uxbridge

Your questions about new roof snagging in Uxbridge

Will you come out to Uxbridge?

Yes. Uxbridge is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How do I find out if my home in Uxbridge is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

About our new roof snagging in Uxbridge

We carry out new roof snagging in Uxbridge and across London and the South East. A visit usually takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Everything visible from safe vantage points is looked at, and by drone where it’s applicable. A photo report follows. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed flashings not properly dressed or fixed and cracked mortar at the ridge or hips, we can find out what’s behind it, whatever the roof.

In a smaller place like Uxbridge, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. The survey typically takes an hour or two for most houses, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there often is around Uxbridge, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a photo-illustrated written report.

Before we arrive

  • Make sure pets are kept safely away
  • Point out any leaks or damp patches
  • If it is not your property yet, arrange access through the agent

Signs you need new roof snagging in Uxbridge

Ventilation is sometimes missed or blocked during re-roofing. Poor ventilation can lead to condensation in the loft.

Signs worth acting on include:

  • Damage to other parts of the building
  • Missing or blocked roof ventilation
  • Broken coverings left on a new roof
  • Gaps at new flashings

For an older house near a landmark such as Church of St Andrew, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Choosing a roof surveyor

  • Their track record with similar roofs
  • How long the report takes to arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will the report include photos?

What a good roof survey covers

Landlords, agents and block managers in Uxbridge

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey on any day of the week, which can make access easier.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Repair costs for putting snags right
  • A promise that the roof will not leak
  • Deciding who is at fault in a disagreement

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. The full list of what we check.

Local roofs and buyers in Uxbridge

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. With Ickenham Hall about 2.2 miles north-east, Uxbridge sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of West Drayton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Different roofs, different checks

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. We photograph any we find.

Valleys

A valley takes water from two slopes, so the detailing matters. The lining and the cut coverings along it are checked.

What affects the cost of new roof snagging

Prices always include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What to tell us when you get in touch

There is no need for technical words. Just tell us:

  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Whether there’s a loft hatch, a shared roof or tricky access

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
