New roof snagging near Denham

How the survey works

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Rural addresses near Denham can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Check the loft hatch can be reached
  • For flats, make sure roof access has been agreed

Advice

New roof snagging for homes and businesses in Denham

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos that you can pass to your roofer. We are independent of the roofer who did the job. Common reasons to book are underlay at the eaves left exposed and untidy or loose verge details, on ridges and verges, replacement roofs and new flat roofs.

In a village or hamlet like Denham, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Your questions about new roof snagging in Denham

Does a conservation area affect roof work in Denham?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Denham?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How much is new roof snagging?

Our price is from £150, including VAT. The price depends on the size of the roof and the access. For a price, call 07833 053749 or send us an email.

Do you lift tiles to check the fixings?

No. We don’t open up the new roof so hidden fixings are not visible to us. The report says what could and couldn’t be seen.

When to book a survey in Denham

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

Things that frequently lead to a survey include:

  • Underlay ending short at the eaves
  • Flashings not properly dressed or fixed
  • Ridge and hip tiles not properly fixed
  • Poorly finished verges

If you live in an older home near Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their track record with similar roofs
  • Their insurance cover
  • What’s outside the scope of the survey

What a good roof survey covers

Denham homes and their roofs

The wider area around Denham has a long history of building, with Ickenham Hall about 2.5 miles east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • How the roof will perform for years to come
  • Parts of the roof we cannot see safely
  • What’s under the new coverings

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Look for debris left in gutters from ground level
  • Keep warranty papers safe
  • Check the roof before you pay in full
  • Check ceilings and the loft after heavy rain

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

Note the end date of any defects or warranty period. Arrange an inspection in good time so snags can be raised.
