Flat roof surveys in Denham

Flat roof survey in Denham: what you get

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. Typical surveys look at outlets choked with leaves and silt and a sagging deck under the covering, across GRP fibreglass, mastic asphalt and EPDM rubber.

In a small place like Denham, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

We keep jargon out of it: if work is needed, the report says so clearly.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Denham can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Advice

Honest limits

It is a careful look at the flat roof, not the whole story. Its limits include:

  • Fragile surfaces, which we do not walk on
  • Asbestos testing, which needs a specialist asbestos surveyor
  • The condition of the deck or insulation hidden under the covering

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.

Roof types and parts we check

  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Note where water lies after a downpour
  • Keep people off the roof unless they need to be there
  • Plan a survey before the covering reaches the end of its usual life
  • Note the date and type of any roof work

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

Landlords, agents and block managers in Denham

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the survey around it.

Flat roof surveys around Denham

Ickenham Hall, about 2.5 miles east, is one of the historic houses in the wider area around Denham. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For landlords with property near Denham station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of St Mary: flat-roofed rear additions and dormers added over the years are worth checking. If you run a business near The Pavilions, flat roofs over shops and units are easy to forget until water comes through a ceiling.

How the survey changes by roof type

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Questions from Denham

Is Denham within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it as you book and we will plan the survey around it.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

How do I arrange a flat roof survey in Denham?

The quickest way is to call 07833 053749 or drop us an email. Give us the address and a few details about the roof. We survey on weekdays, Saturdays and Sundays.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
