Flat roof survey in Newyears Green: what you get

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with photographs of each. You then have something specific to put to the seller or agent. We survey single-ply membranes, upstands and outlets and EPDM rubber, and the problems we’re asked to look at most are leaks around rooflights and outlets that hold water back.

Somewhere as small as Newyears Green, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when you book.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey changes by roof type

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a proper look.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Whether the deck or joists are strong enough
  • What’s under the membrane without opening it up

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

What we look at

  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes
  • EPDM rubber
  • Felt flat roofs

How the survey works

Once we’ve finished looking, we write up our findings as a report with photographs, emailed to you. On timing, most surveys take between one and two hours at a typical home, though large, tall or awkward roofs take more time. In a small place like Newyears Green, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

How to prepare

  • Point out any leaks or damp patches
  • Mention any parking restrictions on your street
  • If it isn’t your property yet, arrange access through the agent

What affects the price in Newyears Green

We confirm the price for your survey before you book. This is what makes a difference:

  • The size of the roof
  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available
  • Any need for thermal images or a drone flight

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

What we need to know

What helps most when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • Dates you’re working to, like exchange
  • The reason for the survey, such as buying, a leak or storm damage
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Your questions about flat roof surveys in Newyears Green

Will you come out to Newyears Green?

Yes, Newyears Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Newyears Green listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How do you inspect a flat roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.

Does the survey cover asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we will say so and suggest what would help.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Flat roofs in Newyears Green

Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. About 1.5 miles south-east lies Ickenham Hall, a reminder of how long the area around Newyears Green has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Whiteheath Infant and Nursery School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. For businesses in and around places such as The Chimes, a flat roof over a business is out of sight and out of mind until it leaks. For landlords with property near West Ruislip station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Newyears Green is about 2 miles west of Ruislip, in Buckinghamshire.
