Flat roof survey in New Denham
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed loose or cracked edge trims and splits, cracks and crazing, a survey will tell you what’s going on, on EPDM rubber, upstands and outlets and mastic asphalt alike.
In a small place like New Denham, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Make sure new fixings through the roof are properly sealed
- Keep records of when the roof was laid and what work has been done
- Watch the ceilings below the flat roof for stains
- Book a survey every few years
Landlords, owners and managing agents can keep the report as a dated record of the roof. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
Surveys for landlords and agents in New Denham
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
What we’re asked to look at in New Denham
Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
A survey can pick up problems such as:
- Blistering in felt or asphalt
- Outlets choked with leaves and silt
- Signs of deflection in the roof deck
- Loose or cracked edge trims
Anyone responsible for a site like Hermitage Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Choosing a roof surveyor
- What insurance they carry
- How long the report takes to arrive
- Their drone registration, if they fly one
- Whether the loft space is looked at, where there is one
What happens if roof problems are left?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. In a place like New Denham, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Testing older roof sheets for asbestos
- An exact number of years the roof has left
- A structural engineer’s assessment of the deck

What happens on the day
The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes an hour or two for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like New Denham, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Tell us about parking before the day
- Keep pets inside or away from the areas we are looking at
- Find any records of previous roof work

Flat and commercial roofs around New Denham
About 2.1 miles east lies Ickenham Hall, a reminder of how long the area around New Denham has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
For businesses in and around places such as The Pavilions, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If you live in an older home near St Francis, flat-roofed rear additions and dormers added over the years are worth checking.

Questions from New Denham
Does a conservation area affect roof work in New Denham?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you cover New Denham?
Yes. We survey roofs across London and the South East, and New Denham is part of that. Just call 07833 053749 or email us and tell us about the property, and we will talk through which survey suits.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do you give a life expectancy for the roof?
We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.
