How a roof survey works in UB9

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. Common reasons to book are cracked mortar along the ridge and debris building up in roof valleys, across ridges, hips and valleys, lead flashings and the roof space.

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two at most homes, or half a day or so for a commercial building.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a photo-illustrated written report and recommendations.

Local landmarks in Harefield

In Harefield, that means homes and buildings near The Green, Harefield Baptist Church and The King's Arms Public House and the streets around them. Also close by are Harefield Infant School (within half a mile south-west) and The Harefield Academy (under half a mile east). The nearest railway station is Denham station, roughly 2 miles south. Other landmarks nearby include Harefield Hospital (within half a mile north-west) and Chiltern Open Air Museum (3.4 miles north-west). Green spaces nearby include Horse Shoe Bay and Dews Farm Sand Pits.

Homes and roofs across UB9

From Hillingdon, Uxbridge and Harefield to smaller places, people across UB9 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and UB9 is well within that. Visits run on weekdays and at weekends.

Harefield: If you let a flat or house near Denham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. With Ickenham Hall about 3.4 miles south-east, the area around Harefield has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Honest limits

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • Structural calculations (that’s a structural engineer’s job)
  • Asbestos testing of any kind
  • A full building survey of the property

Different roofs, different checks

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks often start there.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Signs you need a roof survey

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.

Most people get in touch when they’ve noticed something like this:

  • Ponding, splits or blisters on flat roofs
  • Blocked, sagging or leaking gutters
  • Ridge tiles that have lifted or moved
  • Crumbling chimney pointing or cracked flaunching

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Look for debris in the garden after high winds
  • Check we can open the loft hatch
  • Keep the report with your property records
  • Mention any flat roofs as well as the main roof

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

FAQs for UB9

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Will you climb onto the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

How long will you be at the property?

On site, it usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
