Roof leak investigations around Harefield

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in. With Ickenham Hall about 3.4 miles south-east, Harefield sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park such as The Green, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you own one of the older houses in the streets near Harefield Baptist Church, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. If you look after a building like Harefield Infant School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Harefield is about 3 miles south of Rickmansworth, in Buckinghamshire. Harefield gets the same service as everywhere else we work: a proper look at whatever is safely visible, photographs and a clear written report. We cover towns and villages across Buckinghamshire. Our London page covers surveys nearby.

Roof leak investigations for homes and businesses in Harefield

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. Common reasons to book are damp patches next to the stack and brown rings on upstairs ceilings, on valleys and parapet gutters, lead flashings and chimney stacks.

In older homes around places like Harefield, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Whether it’s long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are frequently the first clues.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Why get it checked now?

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it. Finding where the water is getting in should follow straight away. Around Harefield, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Harefield questions

Will you come out to Harefield?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you carry out roof surveys in Harefield?

Yes, Harefield is one of the places we work. The survey and report are the same in Harefield as anywhere else.

What’s the best way to book?

It is easiest to phone 07833 053749 or email us. Let us know the address and a little about the roof. Surveys run on weekdays and at weekends.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s report
  • What’s under the covering or behind the plaster
  • Water from pipes, tanks or heating systems

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

What we check

  • Flat roof details
  • Rooflights and dormers
  • The roof space
  • Lead flashings
  • Slate and tile slopes
  • Chimney stacks
  • Valleys and parapet gutters

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at most homes, and about three to four hours for a commercial roof. For a survey in Harefield, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Mention any plumbing above the damp area
  • Stay off ladders and the roof
  • Have an electrician check any wet fittings
  • Photograph the stain each time it appears

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that is not clear.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.

Surveys for landlords and agents in Harefield

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.
