Common questions in Harefield
How do I find out if my home in Harefield is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you cover smaller places like Harefield?
Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
What will the report tell me?
You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.
What do I do with the report?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks usually begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
About our flat roof survey in Harefield
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey felt flat roofs, upstands and outlets and mastic asphalt, and the problems we’re asked to look at most are blocked or damaged outlets and ponding water that doesn’t drain away.
In smaller places like Harefield, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Harefield, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from the ground, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Clear the way to the loft hatch
- Dig out any old roof reports or invoices
How to book
A quick phone call is normally the easiest start: phone 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Advice
What we’re asked to look at in Harefield
Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.
Here are some of the things we see often:
- Water getting in at rooflights
- Outlets that hold water back
- Upstands pulling away from walls
- Loose or cracked edge trims
Anyone responsible for a site like Harefield Infant School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
Questions to ask before booking
- Is VAT included in the price?
- Their drone registration, if they fly one
- Whether you get a written report with photos
- What’s outside the scope of the survey
What we can’t see
It helps to know what a survey won’t do before you book:
- Structural calculations, which need a structural engineer
- A fixed date for when the roof will need replacing
- The condition of the deck or insulation hidden under the covering
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

Checking the roof from ground level
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What a survey costs
Not every roof costs the same to survey, and it comes down to:
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
- Roof area
- If the survey needs thermal imaging or a drone
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What a flat roof survey looks like in Harefield
The wider area around Harefield has a long history of building, with Ickenham Hall about 3.4 miles south-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Landlords with a home close to Denham station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Harefield Baptist Church: the flat roofs on later extensions tend to wear out long before the main roof.
