New roof snagging in Harefield

New roof snagging in Harefield: what you get

Householders book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can safely be seen, from ground level, vantage points, the roof space and the roof where safe. You then get a photo-illustrated written report to share with your roofer. We survey loft conversions and dormers, replacement roofs and new-build homes, and the problems we are asked to look at most are broken coverings left on a new roof and gutters or fascias damaged during the job.

In a smaller place like Harefield, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

What new roof snagging looks like in Harefield

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 3.4 miles south-east lies Ickenham Hall, a reminder of how long the area around Harefield has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as Harefield Baptist Church, the roof may have had decades of patch repairs, and the survey shows where they are.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. It normally takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Being in a smaller place like Harefield does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

What we’re asked to look at in Harefield

Most homeowners cannot get a good look at their new roof. From the pavement, many faults are invisible and you may be asked to pay anyway.

A survey can pick up problems such as:

  • Flashings not properly dressed or fixed
  • Cracked or slipped new tiles or slates
  • Cracked lower roofs or marked walls after the work
  • Poorly finished verges

Landlords with a home close to Denham station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

What’s in a roof survey

What affects the price in Harefield

When we price a survey, we consider:

  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it is a home or a commercial building

New roof snagging starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

What we need to know

Here’s what helps us most when you get in touch:

  • What kind of property and roof it is
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • Dates you are working to, such as exchange

For a price for new roof snagging in Harefield, phone 07833 053749 or drop us an email. A few details about the property and the roof help us price the survey accurately.

What we can’t see

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Repair costs for putting snags right
  • A promise that the roof won’t leak
  • Areas out of view from each safe vantage point

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before you book. The full list of what we check.

Questions from Harefield

Will you come out to Harefield?

We do. A small place gets exactly the same survey as a big one.

Is Harefield in the area you cover?

Yes. Our area covers London and the South East, and Harefield is part of that. You can phone 07833 053749 or use the contact form with the address and a few details.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

What does a new roof inspection include?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

What does a new roof inspection cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just call 07833 053749 or email us for a price.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
