About our pre-purchase roof survey in Harefield
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. If you’ve noticed ponding, blisters or splits on a flat roof and blocked or leaking gutters, a survey will tell you what’s going on.
Around Harefield, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How the survey works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours at a typical house, with time for the loft where it can be reached. Homes around Harefield frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- You book once your offer is accepted and let us know the address and your timetable.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Find any records of previous roof work
- Unlock side gates and any roof access doors
- Keep pets in another room
Booking a survey
Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or email us.
Advice
Why act early in Harefield
Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. Homes in smaller places like Harefield can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What a survey costs
Several things affect the price of a survey:
- Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
- The shape of the roof and its details
- Commercial roofs and larger buildings
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Find out whether the roof has been replaced or patched
- Ask who repairs the roof under the lease
- Ask whether there are papers for past roof work
- Give your solicitor a copy of the report
You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, particularly where we have found patch repairs.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Questions from Harefield
Is Harefield within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Can you fly a drone over a roof in Harefield?
That depends on where the roof is and on the weather. Denham Aerodrome is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.
Is your roof survey a RICS survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.
How long will you be at the property?
Allow roughly 1–2 hours for most houses, and more on a big or complicated roof. We’ll give you an idea of timing when you book.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Does the weather affect the survey?
Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
Do you need a pre-purchase roof survey in Harefield?
Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses and easy to miss from the ground.
Typical things we’re asked to look at include:
- Flashings that have lifted or split
- Damp timbers or stains in the loft
- Sagging ridge lines or uneven roof slopes
- Gutters that overflow or drip at the joints
If you let a flat or house near Denham station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Before you book anyone

- Whether any drone flown is registered with the CAA
- How they’ll see the roof: from the ground, the loft, the roof or by drone

What a pre-purchase roof survey looks like in Harefield
Harefield is about 2 miles from Denham Aerodrome. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first. About 3.4 miles south-east lies Ickenham Hall, a reminder of how long the area around Harefield has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Take an older house close to Harefield Baptist Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How the survey changes by roof type
Chimney stacks
Our chimney check is a visual one, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.
Flat roofs
Many homes have a flat roof somewhere, frequently over an extension. Felt roofs frequently last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.
