Pre-purchase roof survey in Hill End: what you get

Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it can’t be seen from the street. We look closely and record what we see, with photographs that show you exactly where. We explain each finding in plain English, so you know what it means for the house you are buying. If you’ve noticed gutters choked with leaves and moss and roof slopes that look uneven or sagging, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Hill End are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Pre-purchase roof surveys in Hill End: local notes

With Ickenham Hall about 4.1 miles south-east, Hill End sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Denham Aerodrome is about 3 miles from Hill End. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For landlords with property near Rickmansworth station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church such as Harefield Baptist Church are often among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Hill End is about 2 miles south-west of Rickmansworth, in Buckinghamshire. Surveys in Hill End work the same way as everywhere we cover: a close look at whatever is safely visible, photographs and a clear written report. Hill End is one of the towns and villages in Buckinghamshire where we work. You can also see our page for London.

What happens on the day

Every roof is different, but as a rough guide the survey takes about 1–2 hours for most houses, and longer for a large or complex roof. If you have questions on the day, just ask. In a small place like Hill End, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Tell us where we can park nearby

What a pre-purchase roof survey does not cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • How a seller will respond, or what the house is worth
  • A structural engineer’s report
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys
  • The roof space
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey seven days a week, which helps when tenants work during the week.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Roof by roof

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and lead is also a target for theft.

Tips from our surveys

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask who repairs the roof under the lease
  • Look for fresh paint on upstairs ceilings at viewings
  • Request records of any re-roofing
  • Check we will be able to get into the loft space

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.

Hill End questions

Is drone flying allowed in Hill End?

Normally it comes down to two things: the airspace at the address and the weather. Denham Aerodrome is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Will you come out to Hill End?

We do. Villages and rural addresses get the same survey as a town house.

How do I book a survey in Hill End?

Just ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you go up on the roof?

Only where it’s safe. We also inspect from ground level, upper windows and the roof space.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

How long does the survey visit take?

The visit normally takes between one and two hours at a typical house, with time for the loft where it can be reached. We’ll give you an idea of timing as you book.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
