How a roof survey works in HA5

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Typical surveys look at gutters that overflow in heavy rain and lifted, split or missing lead flashings, across ridges, hips and valleys, the roof space and flat roofs.

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most homes, depending on how many separate roofs there are. You’re welcome to ask questions while we are there.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roof surveys across HA5: local notes

From Ruislip, Hatch End and Ruislip Manor to its smaller places, buildings across HA5 have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In HA5, as elsewhere, exposed details are where damage shows first.

Hatch End: Take a building like Pinner Park Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you look after a shop, office or commercial unit, for instance near St. George's Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Leave it or get it looked at?

A roof that has had no attention for years can surprise you. A survey sets a baseline, so you can compare it next time.

Questions to ask before booking

  • How long the report takes to arrive
  • What insurance they carry
  • Is VAT included in the price?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

Honest limits

A survey is a close look at the roof, but it can’t do everything. The main limits are:

  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that’s a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Landlords, agents and block managers in HA5

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Signs you need a roof survey

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.

These are some of the problems a survey can pick up:

  • Slipped, cracked or missing slates and tiles
  • Lifted, split or missing lead flashings
  • Loose ridge or hip tiles
  • Leaning or weathered chimney stacks

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

HA5: your questions answered

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Do you work in HA5?

Yes. We cover HA5 and the rest of Greater London. For a price, phone 07833 053749 or send us an email.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
