Roof surveys for homes and businesses in Eastcote

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there is safe access. You get a report with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’ve noticed slates or tiles that have slipped or broken and lifted, split or missing lead flashings, a survey will tell you what’s going on, on lead flashings, flat roofs and ridges, hips and valleys alike.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Why act early in Eastcote

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What a roof survey looks like in Eastcote

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Headstone Manor, about 1.7 miles north-east, is one of the historic houses in the wider area around Eastcote. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Landlords with a home close to Headstone Lane station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Eastcote House Gardens shed leaves that can end up in nearby gutters.

Eastcote is about 1 mile north-east of Ruislip, in Greater London. Roofs in Eastcote get the same thorough look as anywhere else in Greater London. Eastcote is one of the places in Greater London we cover. For surveys nearby, see our London page.

Roof by roof

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, especially at the verges and ridge.

For landlords and managing agents

Landlords, agents and building managers in Eastcote and across Greater London can book any of our surveys. To discuss a property or a block, call 07833 053749 or drop us an email.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Signs you need a roof survey in Eastcote

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.

Common reasons to book include:

  • Ponding, splits or blisters on flat roofs
  • Slates or tiles that have slipped or broken
  • Blocked, sagging or leaking gutters
  • Valley linings that have cracked or split

Shop and office owners around St. George's Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.

Before booking anyone

  • Whether the inside of the roof is included
  • Their insurance cover
  • Whether VAT is in the quoted price
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

What we cannot see

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Structural calculations (that is a structural engineer’s job)
  • Confirmation of asbestos in soffits or cement sheets
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

What we look at

  • Natural slate
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Lead flashings
  • Flat roofs

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at most homes, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. For a visit in Eastcote, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Eastcote: your questions answered

Can parking be tricky for a visit in Eastcote?

It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Is drone flying allowed in Eastcote?

The answer turns on the exact location and the conditions on the day. Eastcote is about 3 miles from RAF Northolt, so the Drone Safety Map is checked for restrictions around it before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
