Roof survey in North Harrow

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are flashings that have come away from the wall and loose ridge or hip tiles, on the roof space, lead flashings and natural slate.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in North Harrow has one, it needs checking from somewhere that can actually see it.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep a record of damp patches and dates
  • Hold on to the report for future surveys
  • Gather any paperwork for past roof work
  • Check the roof from the ground after storms

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

What affects the cost of roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Extensions, dormers and garages with roofs of their own
  • How big the roof is
  • Commercial roofs and larger buildings
  • Height and safe access

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

You don’t need to know any roofing terms. Just tell us:

  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or send us an email with the address and the days you’d prefer.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. In North Harrow, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Let us know about parking near the property
  • Find any records of previous roof work

Roof surveys in North Harrow: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in North Harrow is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you look after a building such as Longfield Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Harrow-on-the-Hill station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park such as Headstone Manor Recreation Ground, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Your questions about roof surveys in North Harrow

Can a landlord with a rental near Harrow-on-the-Hill station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Will parking be an issue for a roof survey in North Harrow?

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there’s safe access. You get a written report with photographs and recommendations.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
