Roofs, chimneys and gutters in Roxeth

About 1.9 miles south-west lies Northolt Manor, a reminder of how long the area around Roxeth has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first.

Living close to Northwick Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Anyone responsible for a site like Roxeth Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Roof survey in Roxeth: what you get

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on weekdays, Saturdays and Sundays, so it’s easy to find a day that suits. We survey ridges, hips and valleys, natural slate and chimney stacks, and people most frequently book us about gutters that overflow in heavy rain and flashings that have come away from the wall.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Roxeth, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like Roxeth, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there is safe access.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Keep pets inside or away from the areas we are looking at
  • Let us know where we can park nearby
  • For flats, make sure roof access has been agreed

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at. We note any lean or loose pots.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An exact number of years the roof has left
  • Whether the roof structure meets design loads
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before booking. What a survey covers and does not.

What we look at

  • Flat roofs
  • Lead flashings
  • Chimney stacks
  • The roof space
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Natural slate

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

FAQs for Roxeth

Is drone flying allowed in Roxeth?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Do you survey roofs for landlords with property near Sudbury Hill Harrow station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Do you need a roof survey in Roxeth?

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.

Problems we come across often include:

  • Valley linings that have cracked or split
  • Slipped, cracked or missing slates and tiles
  • Loose ridge or hip tiles
  • Lifted, split or missing lead flashings

If you let a flat or house near Sudbury Hill Harrow station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Whether VAT is added on top
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether any drone flown is registered with the CAA
  • How soon the report will arrive
