What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A full building survey of every part of the property
  • Legal advice on leases or service charges
  • Asbestos testing of roof sheets or soffits

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.

What we check

  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks
  • Rented houses
  • Converted houses

Landlord roof survey in Roxeth

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. We survey flat roofs on blocks, rented houses and shared roofs, and people most often book us about gutters overflowing onto walls and damaged party-wall upstands or parapets.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Roxeth with this kind of roof, the hidden gutter is one of the first things to check.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

How we price landlord roof surveys

Several things affect the price of a survey:

  • The shape of the roof and its details
  • Basic, Standard or Premium
  • The size of the roof
  • Height and safe access

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Landlord roof survey starts from £150, including VAT.

Getting in touch

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

Most bookings start with a short call: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Make sure pets are kept safely away
  • Move anything stored under the loft hatch

For landlords and managing agents

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

What a landlord roof survey looks like in Roxeth

With Northolt Manor about 1.9 miles south-west, Roxeth sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For businesses in and around places like St. George's Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live in an older home near Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Roxeth Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Put urgent roof work at the top of the list
  • Check the roof space can be accessed
  • Hold on to old reports to compare later
  • Keep roof surveys on a rolling plan

How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents frequently choose the package that suits the building.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem usually is.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Common questions in Roxeth

Is my home in Roxeth listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Sudbury Hill Harrow station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we’ll say so.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

What’s the best way to book?

It is easiest to call 07833 053749 or use the contact form. Give us the address and some details about the roof. Surveys run on any day of the week.
