What we are asked to look at in South Harrow
Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.
These are some of the problems a survey can pick up:
- Gaps where tiles or slates have slipped
- Ceiling stains reported by tenants
- Standing water on a flat roof
- Parapets and upstands in poor repair
If you run a business near St. George's Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Landlord roof survey in South Harrow
Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told in advance. Your agent or you arrange access and we will say what we need as you book. Any part we couldn’t reach is noted in the report. Typical surveys look at failed flashings at walls and chimneys and damp or stains in top-floor flats, across blocks of flats, flat roofs on blocks and gutters and downpipes.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In South Harrow, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs. On timing, most surveys take an hour or two at a typical home, and about three to four hours for a commercial roof. From the street, a London terrace normally shows only its front slope or parapet, so in South Harrow we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- First, we confirm the roofs and areas to be surveyed.
- Access to flats and the roof space is arranged with you beforehand.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
How to prepare
- Agree roof access with the managing agent if it is shared
- Make a note of anything you’d like us to look at
- Show us where any leaks or stains appear

Advice
Why get it checked now?
A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How the survey changes by roof type
Gutters and downpipes
Water from failed gutters often shows as damp inside. We record what we see.
Shared chimney stacks
Chimneys frequently let water in at the flashings. We note what we can see.
What this survey cannot tell you
It is a careful look at the let or shared roof, not the whole story. Its limits include:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Asbestos testing of roof sheets or soffits
- The structure in the way a structural engineer would assess it
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and doesn’t.
Roof types and parts we check
- Gutters and downpipes
- Rented houses
- Shared roofs
- Flat roofs on blocks
- Converted houses
- Blocks of flats
Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Landlord roof surveys in South Harrow: local notes
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first. With Northolt Manor about 1.5 miles south-west, South Harrow sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If your house is among the older ones in the streets near Parish Church of St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Northwick Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
