Landlord roof surveys for homes and businesses in Northwick Park
Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely, including from the loft space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. If you are worried about parapets and upstands in poor repair and standing water on a flat roof, a survey will tell you what’s going on, on flat roofs on blocks, converted houses and gutters and downpipes alike.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Northwick Park with this kind of roof, the hidden gutter is one of the first things to check.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Northwick Park: your questions answered
Do you survey roofs for landlords with property near Kenton station?
Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or email us and tell us about the building.
Is parking a problem for a survey in Northwick Park?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
Does the report help with maintenance planning?
Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It does not include repair cost estimates but it gives contractors a clear brief.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Roofs, chimneys and gutters in Northwick Park
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Northwick Park is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Northwick Park has a long history of building, with Headstone Manor about 1.9 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Kenton station may find that the gap between tenancies is a good time to have the roof looked at. Trees in and around Preston Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What we are asked to look at in Northwick Park
Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs and how soon.
Look out for signs like these:
- Gaps where tiles or slates have slipped
- Cracked or leaning shared chimneys
- Mortar falling from ridges and verges
- Gutters overflowing onto walls
If you live in an older home near Saint Cuthberts Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
What to check before booking
- Which parts of the roof they’ll actually see
- Whether you get a written report with photos
- What’s outside the scope of the survey
- Their track record with similar roofs
What affects the cost of landlord roof surveys
To price your survey, we check:
- Commercial roofs and larger buildings
- Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
- How tall the building is and how easy the roof is to see
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.
Booking your survey
Getting the details right at the start saves time. It is useful to include:
- What made you get in touch
- Whether there is a loft hatch, a shared roof or tricky access
- The kind of building and roof involved
- Photos of the roof, taken safely from ground level or a window
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email.
What we look for on each type of roof
Party-wall upstands and parapets
Parapet walls frequently hide gutters behind them. We inspect them as far as it’s safe to see.
Shared chimney stacks
A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.
DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- Parts of the roof we cannot safely see or access
- Walls, floors and services beyond the roof
- Structural calculations or an engineer’s report
If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.
What this survey covers
- Blocks of flats
- Flat roofs on blocks
- Gutters and downpipes
- Converted houses
- Rented houses
- Shared roofs
How it works
The aim of the visit is simple: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes roughly 1–2 hours for a house, and longer for a large or complex roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Northwick Park runs like any other.
- We start with what you know about the building and its history.
- We confirm the access we will need.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
