Landlord roof surveys for homes and businesses in Kenton

A roof over tenants or leaseholders frequently gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a written report with photographs to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. If you’ve noticed failed flashings at walls and chimneys and mortar falling from ridges and verges, a survey will tell you what’s going on, whatever the roof.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Kenton, as across London, that is why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. It normally takes about one to two hours for most houses, and about three to four hours for a commercial roof. In Kenton, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors

Common roof problems in Kenton

A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

Here are some of the things we see frequently:

  • Splits and blisters in flat roof coverings
  • Worn ridges, hips and verges
  • Leaking joints at party walls
  • Slipped or missing slates and tiles

If you live near a park such as Preston Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Before booking anyone

  • Whether you get a written report with photos
  • What follow-up you get after the report
  • What they will not be able to tell you
  • Whether the inside of the roof is included

What a roof survey includes

What we can’t see

A survey is a careful look at the let or shared roof, but it can’t do everything. The main limits are:

  • A full structural assessment of the building
  • Confirming asbestos in older roof materials
  • Walls, floors and services beyond the roof

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Converted houses
  • Shared roofs
  • Rented houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats

Different roofs, different checks

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. We look for ponding, splits, blisters and tired upstands as far as safe access allows.

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected where it is safe to see them.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Put urgent roof work at the top of the list
  • Ask residents to report damp straight away
  • Tell tenants when we’re coming
  • Keep roof outlets and gutters clear

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.

FAQs for Kenton

Do you survey roofs for landlords with property near Kenton station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Can parking be tricky for a visit in Kenton?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Landlord roof surveys in Kenton: local notes

The wider area around Kenton has a long history of building, with Headstone Manor about 2.2 miles west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Kenton is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own one of the older houses in the streets near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. If you run a business near St. Anns, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
