Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Proving moisture from the images alone
  • The condition of timbers we cannot see
  • Clear results when the conditions on the day are poor

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.

What this survey covers

  • Flat roofs
  • Commercial roofs
  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes

Thermal roof survey in Kenton

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey insulated roof spaces, flat roofs and ceilings below the roof, and the problems we are asked to look at most are possible trapped moisture under a flat roof covering and water that travels before it shows.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Kenton, the address is checked against all of them, and where permission is needed, the flight waits for it.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes an hour or two for a house, while a commercial roof takes nearer three to four hours. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Kenton runs like any other.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photos and our recommendations.

Before we arrive

  • For flats, make sure roof access has been agreed
  • If you are buying, let the agent know when we are coming
  • Leave side gates unlocked

Kenton: your questions answered

Can parking be tricky for a visit in Kenton?

Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Is my home in Kenton listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Can a thermal camera see water?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How do I book a survey in Kenton?

Just phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.

Thermal roof surveys in Kenton: local notes

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Historic houses such as Headstone Manor, about 2.2 miles west, show how far back building in the area around Kenton goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For a London address like Kenton, it’s useful to know about controlled parking before the day. If you run a business near St. Anns, thermal images can show trapped moisture across a wide commercial roof. If you look after a building like St Gregory's Catholic Science College, big roofs are where photos from the air and thermal images show the most at once.

Kenton is about 2 miles south of Stanmore, in Greater London. We carry out thermal roof surveys for homeowners, landlords and businesses in Kenton and the surrounding area. Kenton is one of the places in Greater London where we work. For surveys nearby, see our London page.

Tips that help

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Note where damp appears and after what weather
  • Keep the report to compare against after any repair
  • Check the loft can be reached safely
  • Remember the conditions on the day affect the results

If the images suggest moisture that can’t be confirmed, we’ll say what would help next, like electronic leak detection or opening up a small area.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

Landlord and commercial surveys in Kenton

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

What happens if roof problems are left?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
