Useful tips for Wealdstone property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Move stored items away from the loft hatch
  • Do not switch the heating off ahead of the visit
  • Keep outlets and gutters clear to stop water sitting
  • Take photos of stains as they appear, so we can compare

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it’s easy to find each area on the roof.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

Thermal roof survey in Wealdstone

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. We survey ceilings below the roof, flat roofs and commercial roofs, and people most often book us about damp where roofs meet walls and chimneys and possible trapped moisture under a flat roof covering.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Wealdstone is checked before any drone flight, and where permission is needed, the flight waits for it.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens if roof problems are left?

A damp patch that keeps coming back usually has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, instead of trying repair after repair. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Why book with us

What affects the price in Wealdstone

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • Height and safe access
  • Roof area

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before you book.

What to tell us when you get in touch

If you can, have these to hand when you get in touch:

  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • Your timetable, like an exchange date
  • Photos of the roof, taken safely from the ground or a window

Booking is simple: just ring 07833 053749 or send us an email, tell us about the property and we will suggest the right survey. The price is agreed up front.

Drones, thermal imaging and Wealdstone roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Headstone Manor about 0.9 miles west, Wealdstone sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near Holy Trinity Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Wealdstone is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book, as a space near the door cannot be promised. For site and facilities teams at buildings such as Marlborough Primary School, a drone or thermal camera can show a large roof in a single visit.

When you need someone else

In fairness, a roof survey has limits:

  • An energy rating for the building
  • Whether the deck or roof structure is strong enough
  • Seeing water directly, as the camera shows temperature, not moisture

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

Common questions in Wealdstone

How do I find out if my home in Wealdstone is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you fly a drone over a roof in Wealdstone?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in high wind or heavy rain.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Can you do a thermal survey in any weather?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

How long will you be at the property?

Most surveys take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. We will confirm the timing when booking.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Wealdstone, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

Preparing for the visit

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
