How a roof survey works in Wealdstone

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey natural slate, lead flashings and chimney stacks, and people most often book us about crumbling chimney pointing or cracked flaunching and slates or tiles that have slipped or broken.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Wealdstone as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes an hour or two for most homes, depending on how many separate roofs there are. London terraces rarely offer a view of the whole roof from one spot, so in Wealdstone we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Check the loft hatch can be reached
  • Note where any stains or damp appear

Advice

What a roof survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report
  • The condition of the rest of the building (that is a RICS home survey)

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What we check

  • Lead flashings
  • Chimney stacks
  • The roof space
  • Natural slate
  • Clay and concrete tiles
  • Flat roofs
  • Ridges, hips and valleys

For landlords and managing agents

Landlords, agents and building managers in Wealdstone and across Greater London can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

We survey roofs for landlords and letting agents as well as householders. A written report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

FAQs for Wealdstone

Can a landlord with a rental near Harrow & Wealdstone station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Can parking be tricky for a visit in Wealdstone?

Parking in Wealdstone, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

What affects the cost of roof surveys

Prices vary from roof to roof, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Roof surveys around Wealdstone

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Wealdstone is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you own one of the older houses in the streets near Holy Trinity Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Marlborough Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. With Headstone Manor about 0.9 miles west, the area around Wealdstone has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.

Useful tips for Wealdstone property owners

A little preparation and a few simple habits help. Our tips:

  • Don’t climb onto the roof yourself
  • Let us know about any leaks or stains you’ve seen
  • Ask about a flat roof on an extension or garage too
  • Keep the report with your property records

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
