It helps to know what a survey will not do before booking:

  • The inside of buried drains
  • Asbestos testing of old gutters, downpipes or soffits
  • What’s behind fascias and inside walls

How a gutter survey works in Wealdstone

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at hoppers and outlets full of debris and rotten fascias or stained soffits, across valley gutters, outlets and hoppers and fascias and soffits.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Wealdstone as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

We keep jargon out of it: where something needs attention, it says so plainly.

Roofs, chimneys and gutters in Wealdstone

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Wealdstone has a long history of building, with Headstone Manor about 0.9 miles west. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as Marlborough Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Holy Trinity Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. For businesses in and around places such as St. George's Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we look for on each type of roof

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Box and secret gutters

Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes between one and two hours for most houses, and more on a big or complicated roof. In a London area like Wealdstone, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Before we arrive

What affects the price in Wealdstone

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • Roof area
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT. Gutter survey starts from £150, including VAT. We confirm the price for your roof before booking.

What we need to know

These details help when you get in touch:

  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

Your questions about gutter surveys in Wealdstone

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
