North Harrow Gutter Survey
A survey of gutters, valleys, outlets and downpipes around North Harrow, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Overflowing valley or parapet gutters
- Downpipes that are split or coming away
- Brackets that have dropped or snapped
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s hidden inside a downpipe
- Asbestos testing of old gutters, downpipes or soffits
- The inside of buried drains
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.

How a gutter survey works in North Harrow
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. Typical surveys look at gutters full of debris and silt and sagging gutters and loose brackets, on fascias and soffits, eaves gutters and parapet and box gutters.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Different roofs, different checks
Fascias and soffits
Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets where it’s safe to see them. Lead is also a target for theft.
What we are asked to look at in North Harrow
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead linings can also be stolen.
Here are some of the things we see frequently:
- Downpipes that are split or coming away
- Soffits marked by water
- Choked outlets or hopper heads
- Leaves and moss blocking gutters
If yours is one of the older homes in the streets near Church of St Alban, old fixings, lead flashings and tall chimneys are typical of older roofs.

Roofs, chimneys and gutters in North Harrow
About 0.8 miles north-east lies Headstone Manor, a reminder of how long the area around North Harrow has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a shop, office or commercial unit, for instance near St. George's Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings like Longfield Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Book gutter clearing once a year, more often near trees
- Look for green streaks or damp patches on walls
- Have overhanging branches cut back
- Check for spilling water in a downpour
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.
Why it’s worth a survey now in North Harrow
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

Common questions in North Harrow
Will parking be an issue for a roof survey in North Harrow?
Normally it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
Does a conservation area affect roof work in North Harrow?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will I get photos?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
What we do, step by step
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. London terraces rarely offer a view of the whole roof from one spot, so a visit in North Harrow moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.
Before we arrive
- Let us know where we can park nearby
- Find any records of previous roof work
- Make sure the loft hatch can be reached
