Gutter survey in Eastcote: what you get
Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We are often asked to look into fascia boards damaged by overflowing water and dripping or leaking gutter joints, on downpipes, valley gutters and fascias and soffits.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

How it works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for a house, and longer for a large or complex roof. You are welcome to ask questions while we’re there. In Eastcote, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before the survey
- Have any paperwork from past roof work to hand
- For a flat or shared roof, check access with the building owner or managing agent
- Let us know about any leaks, stains or damp patches you know of
How to book
Once you know what you need, phone 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Gutter surveys in Eastcote: local notes
With Headstone Manor about 1.7 miles north-east, Eastcote sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Homes near green spaces such as Eastcote House Gardens can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Headstone Lane station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

The nearest railway station is Headstone Lane station, about 1.9 miles north-east of the centre. Common roof problems in Eastcote
Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead linings can also be stolen.
Here are some of the things we see frequently:
- Leaking or loose downpipes
- Water backing up from a hidden gutter
- Choked outlets or hopper heads
- Gutters full of debris and silt
For businesses in and around places like St. George's Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Keep climbers away from the eaves
- Watch ceilings under valley gutters for fresh marks
- Check that downpipes are firmly fixed to the wall
- Do not climb a ladder to look in the gutters
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.
Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
When you need someone else
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Gutters out of sight from each safe vantage point
- Blockages deep inside downpipes
- Confirming asbestos in older rainwater goods
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.

FAQs for Eastcote
How do I find out if my home in Eastcote is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will parking be an issue for a roof survey in Eastcote?
Parking in Eastcote, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out on weekdays, Saturdays and Sundays. To find a day that suits, call 07833 053749 or send us an email.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
What’s in the survey report?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
