Flat roof survey in Eastcote

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We survey EPDM rubber, mastic asphalt and single-ply membranes, and the problems we’re asked to look at most are blisters and bubbles in the covering and blocked or damaged outlets.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Eastcote, the roof above may belong to the building rather than one flat.

Where we cannot see part of the flat roof, the report says so. That way, it’s clear what was covered and what wasn’t.

What we look for on each type of roof

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

Single-ply membranes

Single-ply relies on its welded laps staying sound. We check seams, corners and the joints around outlets and upstands.

Surveys for landlords and agents in Eastcote

We survey roofs for landlords and agents as well as householders. A written report with photographs gives you a clear record of the flat roof.

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Ask whoever fits equipment on the roof to make good the covering
  • Book a survey every few years
  • Note any new marks on ceilings beneath the roof
  • Keep records of when the roof was laid and what work has been done

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

What happens if roof problems are left?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, while there is still time to plan the work. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours for a house, though large, tall or awkward roofs take more time. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Unlock side gates and any roof access doors
  • If it is not your property yet, arrange access through the agent

What we are asked to look at in Eastcote

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

A survey can pick up problems such as:

  • Blisters and bubbles in the covering
  • A sagging deck under the covering
  • Leaks around rooflights
  • Upstands pulling away from walls

As a London address, Eastcote can be tricky for parking: let us know about permits, visitor bays or off-street space as you book.

Questions to ask before you book

  • Whether the inside of the roof is included
  • Which limits apply to the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

Flat roof surveys around Eastcote

The wider area around Eastcote has a long history of building, with Headstone Manor about 1.7 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Eastcote is one of them, bay roofs, hips and later dormers each have their own details. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take an older house close to St Lawrence: the joins between later flat roofs and the old walls are where problems usually start. Take a building like Cannon Lane Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
