Independent flat roof surveys in Harrow

Why get it checked now?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

How a flat roof survey works in Harrow

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Typical surveys look at leaks around rooflights and ponding water that doesn’t drain away, on felt flat roofs, upstands and outlets and EPDM rubber.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Harrow shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Prices for flat roof surveys in Harrow

We confirm the exact price before booking. These are the things that affect it:

  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, like extensions, dormers and garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

How the survey changes by roof type

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

Surveys for landlords and agents in Harrow

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Letting agents and landlords in Harrow book surveys as well as homeowners. The report gives you a dated record of the flat roof, with photos, which helps you plan work between tenancies.

Common questions in Harrow

Does a conservation area affect roof work in Harrow?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is parking a problem for a survey in Harrow?

Normally it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Will you walk on the flat roof?

Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

Do you look for flat roof leaks?

The survey covers the covering and all the details where leaks normally begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Does a flat roof survey replace a RICS survey?

No. It’s a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Flat roof surveys around Harrow

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Historic houses like Headstone Manor, about 1.4 miles north, show how far back building in the area around Harrow goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If yours is one of the older homes in the streets near Church of St Peter, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Harrow-on-the-Hill station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you run a business near St. George's Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. You are welcome to ask questions while we’re there. London terraces rarely offer a view of the whole roof from one spot, so a visit in Harrow moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

When you need someone else

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • An exact number of years the roof has left
  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.
