Roof leak investigation in Eastcote, Greater London
We take a careful look at the leaking roof at your property in Eastcote, with photographs and a written report.
- Drips in the loft during heavy rain
- Leaks below a flat extension roof
- Stains around a skylight
For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Roof leak investigation in Eastcote: what you get
Our roof leak investigations cover Eastcote and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a photo-illustrated written report and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then call 07833 053749 or send us an email to arrange a visit. We survey rooflights and dormers, the roof space and slate and tile slopes, and people most often book us about damp ceilings under a flat roof and water that shows only in certain storms.
Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. That’s as true in Eastcote as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What happens if roof problems are left?
Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Finding the leak comes first. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Checking the roof from the ground
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
Roof by roof
Chimney stacks
A stack has several possible ways in for rain. Each is checked from every safe viewpoint.
Valleys
A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.
How the survey works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Dig out any old roof reports or invoices
- Leave a clear route to the loft
- For a flat or shared roof, check access with the freeholder or managing agent
How to book
Most bookings start with a short call: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Write down the wind direction and rain when it leaks
- Clear the loft hatch so we can get in
- Let us know what has already been tried
- Mention any plumbing above the damp area
With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.
Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.
Wind, rain and roofs in Eastcote
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Eastcote is one of them, bay roofs, hips and later dormers each have their own details. Each of these roof types has its own typical places for water to get in. Historic houses such as Headstone Manor, about 1.7 miles north-east, show how far back building in the area around Eastcote goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you let a flat or house near Headstone Lane station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Trees in and around Eastcote House Gardens shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you run a business near St. George's Shopping Centre, finding where water is getting in quickly keeps disruption down.

Questions from Eastcote
Is Eastcote in the area you cover?
We do. The survey and report are the same in Eastcote as anywhere else, and visits run on weekdays and weekends.
Is my home in Eastcote listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
What happens after the survey?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Will I get photos?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
Can you survey at the weekend?
We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or use the contact form.
How long does the visit take?
On site, it usually takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Report times depend on the package.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
