Pinner Green Roof Leak Investigation
Roof leak investigations across Pinner Green, with over 20 years’ experience behind it. Every survey ends with a written report and photos.
- Leaks below a flat extension roof
- Damp walls below an overflowing gutter
- A leak that comes and goes with the weather
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Roof leak investigations for homes and businesses in Pinner Green
Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts, one likely route at a time. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it’s needed. If you’re worried about brown rings on upstairs ceilings and stains around a skylight, a survey will tell you what’s going on, whatever the roof.
In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Pinner Green, we inspect what we can reach safely and are given access to. It’s useful to know when the water appears and in what weather.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Honest limits
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- An intermittent leak that shows no trace on the day
- Plumbing leaks that look like roof leaks
- Structural calculations (that’s a structural engineer’s job)
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.
What this survey covers
- Rooflights and dormers
- Valleys and parapet gutters
- Chimney stacks
- Flat roof details
- Lead flashings
- The roof space
- Slate and tile slopes
Different roofs, different checks
Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.
Flat roof upstands and outlets
Upstands seal the edge of a flat roof where it meets a wall. If it’s too low, cracked or poorly dressed, water gets behind it.

Prices for roof leak investigations in Pinner Green
We confirm the price for your survey before you book. These are the things that affect it:
- Whether it’s a home or a commercial building
- Extensions, dormers and garages with roofs of their own
- Which survey package you book
- The shape of the roof and its details
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Getting in touch
We’ll typically ask about:
- Where water is showing inside, if it is
- The reason for the survey, such as buying, a leak or storm damage
- Anything about access we should know
- The property’s address and postcode
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email.
What happens on the day
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Pinner Green runs like any other.
- You get in touch with details of the leak and any photos.
- The visit starts indoors, at the stain and in the loft.
- We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before we arrive
- Make sure pets are kept safely away
- Have any paperwork from past roof work to hand
- For a flat or shared roof, check access with the building owner or managing agent

Tips that help
Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:
- Record whether it leaks in every downpour or only some
- Let us know what has already been tried
- Protect furniture and flooring under the leak
- Take dated photos of the leak
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. It saves chasing a leak that isn’t there.
Do not block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.
Common questions in Pinner Green
Is my home in Pinner Green listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Pinner Green?
Normally it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.
What’s the best way to book?
To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
What do I do with the report?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Does the investigation include the repair?
The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention.
How long does the visit take?
The visit typically takes between one and two hours for a house; commercial roofs usually need 3–4 hours. We will confirm what to expect when we arrange the visit.
How do you tell a leak from condensation?
It’s a common question. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.

About 1.7 miles east lies Headstone Manor, a reminder of how long the area around Pinner Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these roof types has its own typical places for water to get in.
Living close to Eastcote House Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take an older house close to Christian Science Church: old mortar, worn lead and slipped slates are the usual suspects when water gets in. Anyone responsible for a site like Harlyn Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
