Roof leak investigations for Roxbourne homes and businesses

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Catch drips in a bucket and protect the floor
  • Record whether it leaks in every downpour or only some
  • Keep water away from lights and sockets
  • Stay off ladders and the roof

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, so the repair is aimed at the cause.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

About our roof leak investigation in Roxbourne

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We are often asked to look into water that shows only in certain storms and drips in the loft during heavy rain, across valleys and parapet gutters, rooflights and dormers and lead flashings.

Water getting into a London home frequently comes from a detail you can’t see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Roxbourne, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What affects the cost of roof leak investigations

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

Before you get in touch, it’s useful to have:

  • What’s prompted the survey
  • Anything about access we should know
  • Your timetable, such as an exchange date
  • Pictures from the garden or a window, if you have them

Once you know what you need, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Your questions about roof leak investigations in Roxbourne

Is parking a problem for a survey in Roxbourne?

Parking in Roxbourne, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you carry out roof surveys in Roxbourne?

We do. Every survey there gets the same written report with photographs.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

How long will you be at the property?

The visit typically takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. We will confirm what to expect when we arrange the visit.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.

Is the repair included in the leak investigation?

The investigation is about finding the cause. The repair isn’t part of it. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Leave it or get it looked at?

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Leaks and storm damage in Roxbourne

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Roxbourne is one of them, bay roofs, hips and later dormers each have their own details. Different coverings let water in at different points, which shapes where the search starts. The wider area around Roxbourne has a long history of building, with Headstone Manor about 1.8 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near St. George's Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters. Take a building like The Moriah Jewish Day School: tracing a leak on a big roof starts with where the water appears and works back. If you own a rental within reach of South Ruislip station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Roxbourne is about 1 mile east of Ruislip, in Greater London. Bookings from Roxbourne are handled just like any other: get in touch, agree the price and pick a day. Roxbourne is one of the places in Greater London where we work for roof leak investigations. London is in our area too.

We cover every part of HA5, HA2 and HA4 for roof leak investigations. Whether your property is on Kings Road, The Avenue and Torbay Road or anywhere close by, we can survey it. We also work in nearby towns like London (13 miles south-east), City of Westminster (11 miles south-east), Marylebone (11 miles east), Kensington (9 miles south-east), St Pancras (12 miles east) and Shoreditch (14 miles east).

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Putting the leak right
  • Whether rotten timbers meet design loads
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Lead flashings
  • Rooflights and dormers
  • Slate and tile slopes
  • Flat roof details
  • The roof space
  • Chimney stacks

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours, more where the leak is intermittent or the roof is large. In Roxbourne, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed
