Landlord roof survey in Roxbourne

Access needs arranging before a survey of a let or shared building. We may need to get into the roof space and some or all of the flats and residents will need to be told beforehand. Your agent or you arrange access, and we confirm what we need as you book. Any part we couldn’t reach is noted in the report. Common reasons to book are chimney stacks in poor repair and slipped or missing slates and tiles, on gutters and downpipes, rented houses and converted houses.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Roxbourne, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Tips that help

From years of surveys, a few habits stand out:

  • Put urgent roof work at the top of the list
  • Make sure the loft space can be accessed
  • Give tenants a simple way to report leaks
  • Keep roof outlets and gutters clear

We do not advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

Landlord roof surveys in Roxbourne: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Roxbourne has a long history of building, with Headstone Manor about 1.8 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Living close to Eastcote House Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Shop and office owners around St. George's Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. For landlords with property near South Ruislip station, the gap between tenancies is a good time to have the roof looked at.

Roxbourne is about 1 mile east of Ruislip, in Greater London. We visit Roxbourne as part of our work across Greater London, for houses, flats and commercial buildings. We cover towns and villages across Greater London, large and small. There is also a page for London.

What affects the price in Roxbourne

All our prices include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone
  • The shape of the roof and its details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Booking your survey

A little information up front helps. Please include:

  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • When you need the report by

Once you know what you need, call 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.

What we cannot see

A survey is a careful look at the let or shared roof, but it can’t do everything. The main limits are:

  • Who pays under the lease (that’s a legal question)
  • Areas behind locked flats or blocked hatches
  • A full structural assessment of the building

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Rented houses
  • Gutters and downpipes
  • Shared roofs
  • Blocks of flats
  • Flat roofs on blocks
  • Converted houses

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. You’re welcome to ask questions while we’re there. Surveys in Roxbourne can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Before the survey

  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work
  • Unlock side gates and any roof access doors

Advice

Different roofs, different checks

Shared chimney stacks

Shared stacks need everyone involved to agree work, so a clear record helps.

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected where they can be seen.

Common questions in Roxbourne

Can a landlord with a rental near South Ruislip station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Roxbourne listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How much is a survey?

Landlord roof survey starts from £150, including VAT. You’ll know the price for your survey before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or use the contact form.

How do I arrange a landlord roof survey in Roxbourne?

Simply call 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Can we use the survey to plan a roof budget?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

Why get it checked now?

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. In Roxbourne, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
