Common roof problems in North Harrow

Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs and how soon.

Signs worth acting on include:

  • Ceiling stains reported by tenants
  • Leaking joints at party walls
  • Splits and blisters in flat roof coverings
  • Flashings that have come away

For landlords with property near Harrow-on-the-Hill station, a dated record of the roof is useful when planning maintenance across a let.

Before you book any roof surveyor

  • What insurance they carry
  • How much experience they have with roofs like yours
  • How they plan to inspect the roof safely
  • Their drone registration, if they fly one

What to expect from a roof survey

Landlord roof surveys for homes and businesses in North Harrow

A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early, and plan work rather than react to it. You get a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. If you’ve noticed gutters overflowing onto walls and mortar falling from ridges and verges, we can find out what’s behind it, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for a house, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

FAQs for North Harrow

I let a flat near Harrow-on-the-Hill station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building.

Is parking a problem for a survey in North Harrow?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

How long does the survey take?

Time on site depends on the roof, but most surveys take about one to two hours at a typical home, and about three to four hours for a commercial roof. The report is sent afterwards by email.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Can we use the survey to plan a roof budget?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs are not included, but contractors can price from it.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What affects the price in North Harrow

We confirm the price for the job before booking. These are the things that affect it:

  • The use of thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • The shape of the roof and its details
  • Height and safe access

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for the job before you book.

What to let us know when you get in touch

Before you get in touch, it helps to have:

  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by
  • What kind of property and roof it is

Once you know what you need, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Check your lease or ask a solicitor about who pays
  • Check the loft space can be accessed
  • Give tenants a simple way to report leaks
  • Put urgent roof work at the top of the list

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

Roofs, chimneys and gutters in North Harrow

Headstone Manor, about 0.8 miles north-east, is one of the historic houses in the wider area around North Harrow. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of St Alban: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings such as Longfield Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
