Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How a landlord roof survey works in South Ruislip

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. We survey rented houses, shared roofs and gutters and downpipes, and common reasons people get in touch are flashings that have come away and damaged pots and flaunching.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in South Ruislip as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What a survey costs

All our prices include VAT. What changes the price is:

  • House, block, shop or office
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Getting in touch

Before you get in touch, it helps to have:

  • The reason for the survey, like buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof
  • The address and postcode of the property

To arrange a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about 1–2 hours for a single let house, with blocks of flats taking longer. From the street, a London terrace usually shows only its front slope or parapet, so a visit in South Ruislip moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the loft space is arranged with you ahead of time.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Have any questions written down, so nothing gets missed
  • If you are buying, check with the agent that we can get in

South Ruislip questions

Can a landlord with a rental near South Ruislip station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or drop us an email and let us know about the building.

Will parking be an issue for a roof survey in South Ruislip?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How do I book a survey in South Ruislip?

It is easiest to phone 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will recommend the right survey. We survey seven days a week.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

South Ruislip homes and their roofs

Historic houses like Northolt Manor, about 1.4 miles south-east, show how far back building in the area around South Ruislip goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Living close to Northala Fields is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If your home is one of the older ones in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of South Ruislip station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Do not store items over the loft hatch
  • Keep past survey reports with the building’s records
  • Arrange flat access ahead of time
  • Ask your managing agent about lease terms

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem usually is.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Roof areas we weren’t given access to
  • The structure in the way a structural engineer would assess it
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Gutters and downpipes

Any roof job in South Ruislip means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
