Eastcote Thermal Roof Survey
A careful look at the roof at your property in Eastcote, with photos and a written report.
- Damp around roof outlets and upstands
- Gaps in loft insulation
- Leaks far from where the stain appears
How it works
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- The roof is inspected visually from safe viewpoints.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Preparing for the visit

Advice
Thermal roof survey in Eastcote
Your report sets out the thermal images alongside ordinary photographs, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. We are often asked to look into wet insulation beneath the membrane and heat escaping through the roof, across loft conversions, flat roofs and commercial roofs.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at. Tell us about the building and access as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Honest limits
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- What’s inside walls or under coverings, without opening up
- Clear results when the conditions on the day are poor
- Confirming water without moisture readings

Airspace, weather and Eastcote roofs
RAF Northolt is about 3 miles from Eastcote. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.
Historic houses such as Headstone Manor, about 1.7 miles north-east, show how far back building around Eastcote goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If yours is one of the older homes in the streets near St Lawrence, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.
Eastcote is about 1 mile north-east of Ruislip, in Greater London. We visit Eastcote as part of our work across Greater London, for houses, flats and commercial buildings. We cover towns and villages across Greater London. For surveys nearby, see our London page.

Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Let us know where and when you’ve seen damp or stains
- Make sure the loft can be reached safely
- Remember the conditions on the day affect the results
- File the images with your roof records
Buyers can use the findings when talking to the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.
Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

What we are asked to look at in Eastcote
After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.
A survey can pick up problems like:
- Wet areas near outlets and upstands
- Stains that keep coming back
- Damp around chimneys and parapets
- Ceilings that feel colder in places
For businesses in and around places such as St. George's Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.
Before you book any roof surveyor
- Whether the price includes VAT
- Will they check the loft as well as the outside?
- How soon the report will arrive
- Their track record with similar roofs
Different roofs, different checks
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.
Parapets, valleys and junctions
Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.
Your questions about thermal roof surveys in Eastcote
How do I find out if my home in Eastcote is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is parking a problem for a survey in Eastcote?
It can be, so it’s useful to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
What happens next?
You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Which survey includes thermal imaging?
Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.
Do you use drones?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Does thermal imaging work on slate and tile roofs?
It can help, but the results are frequently less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there’s safe access.
What conditions are best for thermal imaging?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
