Pre-purchase roof survey in Eastcote: what you get

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you’re worried about blistered or split felt on a flat roof and old water stains in the roof space, a survey will tell you what’s going on, whatever the roof.

In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Eastcote, or for new roofing work there, those junctions deserve a close look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. The survey normally takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Let us know where we can park nearby
  • Leave a clear route to the loft
  • If it isn’t your property yet, arrange access through the agent

What we are asked to look at in Eastcote

Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

These are some of the problems a survey can pick up:

  • Chimney mortar that has eroded
  • A ridge or slope that dips
  • Gaps where slates or tiles have come loose
  • Worn or lifted lead flashings

For an older house near a landmark such as St Lawrence, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Before booking any roof surveyor

  • How they plan to inspect the roof safely
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is in the quoted price
  • Whether you get a written report with photos

What’s in a roof survey

What affects the cost of pre-purchase roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • Height and safe access
  • How big the roof is
  • Basic, Standard or Premium

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange
  • What’s prompted the survey
  • How the loft is reached, if there is one

Unsure which package suits your roof? It’s easiest to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Buying a home or a new roof in Eastcote

Historic houses such as Headstone Manor, about 1.7 miles north-east, show how far back building in the area around Eastcote goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

For landlords with property near Headstone Lane station, a written report helps before buying a rental or paying for a new roof on one. Controlled parking zones are common in London, so mention any permit rules for Eastcote, along with any off-street space.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Do not leave it until just before exchange
  • For a flat, check who is responsible for the roof
  • Ask whether there are papers for past roof work
  • Share the report with your solicitor

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.

FAQs for Eastcote

Will parking be an issue for a roof survey in Eastcote?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

How do I find out if my home in Eastcote is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can I take the findings back to the seller?

Yes, you can. You will have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

How do I arrange a pre-purchase roof survey in Eastcote?

To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.
