How a thermal roof survey works in Harrow
We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. We survey flat roofs, commercial roofs and ceilings below the roof, and people most often book us about damp around roof outlets and upstands and damp where roofs meet walls and chimneys.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Harrow as anywhere. Mention access, height and anything unusual about the building when you book. The extra view helps most on steep slopes, tall stacks and rear additions.
Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

How we price thermal roof surveys
When we price a survey, we consider:
- The height of the building and how the roof can safely be seen
- House, block, shop or office
- Whether thermal imaging or a drone is needed
- The shape of the roof and its details
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
What to let us know when you contact us
Before you get in touch, it’s useful to have:
- Your timetable, such as an exchange date
- The type of building and roof, such as pitched or flat
- Whether there’s a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
Most bookings start with a short call: call 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Honest limits
We only report what can safely be seen on the day, so some things are outside what a survey can do:
- Whether the deck or roof structure is strong enough
- Seeing water directly, as the camera shows temperature, not moisture
- Insulation values or heat loss calculations
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.
What we look at
- Ceilings below the roof
- Pitched roof slopes

Flying and imaging in Harrow
Headstone Manor, about 1.4 miles north, is one of the historic houses in the wider area around Harrow. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you look after a building such as Whitmore High School, a view from above covers a wide roof far faster than walking it. For businesses in and around places such as St. George's Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.
Harrow is about 7 miles south of Watford, in Greater London. In Harrow, as across Greater London, every roof gets the same careful survey. Our area takes in places right across Greater London. London is in our area too.

When to book a survey in Harrow
Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.
We’re often asked to look at:
- Water that travels before it shows
- Ceilings that feel colder in places
- Damp around roof outlets and upstands
- Damp patches with no obvious cause
The streets around a church like Church of St Peter are frequently among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Questions to ask before booking
- Their insurance cover
- Their report turnaround times
- How they plan to inspect the roof safely
- What exactly goes into their report
Harrow questions
Can you fly a drone over a roof in Harrow?
Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.
Is parking a problem for a survey in Harrow?
It rarely stops a survey, but it’s worth planning. Tell us what parking is available nearby, and the visit is planned around it.
How long will you be at the property?
It normally takes about one to two hours for a house, or half a day or so for a commercial building. We will confirm the timing when you book.
How fast do I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years.
What we do, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In Harrow, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You let us know about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Getting ready for the survey
- Point out any leaks or damp patches
- For flats, make sure roof access has been agreed
- Dig out any old roof reports or invoices
