Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Use the report as a baseline for later checks
  • Keep dated photos of any marks on ceilings
  • Remember the conditions on the day affect the results
  • Keep the heating on as usual before a heat loss survey

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps frequently appear after work in the loft.

What a thermal camera can show depends a lot on the weather. It’s useful to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We survey pitched roof slopes, loft conversions and flat roofs, and people most often book us about cold areas below the roof and moisture around outlets and upstands.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Flying and imaging in Harrow on the Hill

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Harrow on the Hill is one of them, bay roofs, hips and later dormers each have their own details. Steep or complicated roofs are frequently hard to see from ground level, which is where close-up aerial shots and thermal images help.

Controlled parking zones are common in London, so mention any permit rules for Harrow on the Hill, along with any off-street space. The streets around a church such as Christ Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. For businesses in and around places such as St. Anns, thermal images can show trapped moisture across a wide commercial roof.

Your questions about thermal roof surveys in Harrow on the Hill

How do I find out if my home in Harrow on the Hill is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can parking be tricky for a visit in Harrow on the Hill?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

How does a thermal imaging roof survey work?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Does the weather affect a thermal survey?

Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

What affects the price in Harrow on the Hill

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available

Thermal roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What we need to know

A few details help us suggest the right survey and price. When you contact us, it’s useful to mention:

  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, call 07833 053749 or send us an email.

What we can’t see

In fairness, a roof survey has limits:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Reliable images in rain, strong wind or on a wet roof surface
  • Hidden layers that need to be opened up to check

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

How the survey works

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Surveys in Harrow on the Hill can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Have any paperwork from past roof work to hand
  • Keep pets in another room
