Roof surveys across HA0

Our roof survey service in HA0

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Common reasons to book are cracked mortar along the ridge and valley linings that have cracked or split, on clay and concrete tiles, lead flashings and natural slate.

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours for most homes, depending on how many separate roofs there are.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

What affects the price in HA0

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Around Alperton

Typical jobs here are in homes near St Benedict's School, Perivale Primary School and St. Raphael's Edible Garden, among other places. Other local landmarks include Alperton Community School (under half a mile north-east), Brentham Clubhouse pub (0.9 miles south-west) and St James Church Alperton (within half a mile north-east). Alperton’s nearest station is Wembley Central station, about 0.8 miles north. Other landmarks nearby include London Transport Museum Depot (2.6 miles south) and London Designer Outlet (1.3 miles north-east). Green spaces nearby include Castlebar Hill and Fox Wood.

Roofs, chimneys and gutters across HA0

From Wembley, Stonebridge and Alperton to smaller places, people across HA0 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in HA0 are part of that picture.

Alperton: Living close to St. Raphael's Edible Garden is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you run a business near London Designer Outlet, a dated report on the roof is useful for planning and for any lease discussions.

How we price roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Booking your survey

Before you get in touch, it helps to have:

  • How the loft is reached, if there is one
  • The reason for the survey, like buying, a leak or storm damage
  • The property’s address and postcode
  • When you need the report by

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or send us an email.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Check the roof from the ground after storms
  • Move stored items away from the loft hatch
  • Don’t climb onto the roof yourself
  • Mention any flat roofs as well as the main roof

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that is a RICS home survey)

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Why roofs fail

Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.

These are some of the problems a survey can pick up:

  • Loose ridge or hip tiles
  • Ponding, splits or blisters on flat roofs
  • Debris building up in roof valleys
  • Gutters that overflow in heavy rain

Your questions about roof surveys in HA0

Do you inspect the roof from on top?

Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, like serious sagging, we will say so. We don’t provide structural calculations.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
