About our roof survey in Preston

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. Typical surveys look at loose ridge or hip tiles and gaps in the roof where coverings have gone, on natural slate, lead flashings and the roof space.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Preston has one, it needs checking from somewhere that can actually see it.

After the visit, you get a report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Common questions in Preston

I let a flat near South Kenton station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Preston?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How much does a roof survey cost in Preston?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What’s the best way to book?

Just ring 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Will you climb onto the roof?

Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Local roofs in Preston

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Preston has a long history of building, with Headstone Manor about 3 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you run a business near London Designer Outlet, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live near a park such as Preston Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Preston is about 1 mile north of Wembley, in Greater London. We cover Preston and the rest of Greater London, as part of our work across London and the South East. Our area takes in places right across Greater London, large and small. For surveys nearby, see our London page.

What happens on the day

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. From the street, a London terrace typically shows only its front slope or parapet, so in Preston we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a photo-illustrated written report and recommendations.

Advice

Do you need a roof survey in Preston?

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building.

Signs worth acting on include:

  • Flashings that have come away from the wall
  • Gaps in the roof where coverings have gone
  • Worn or blocked valleys
  • Leaning or weathered chimney stacks

The streets around a church such as Church of the Ascension are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • Their drone registration, if they fly one
  • What the survey won’t cover
  • Whether they hold professional indemnity and public liability insurance
  • Is there a chance to talk the report through?

What a roof survey includes

What we look for on each type of roof

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Find records of any re-roofing or repairs
  • Ask about a flat roof on an extension or garage too
  • Don’t climb onto the roof yourself
  • File the report with your home documents

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

What this survey cannot tell you

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.
