Independent roof surveys in Wembley Park

Roof surveys for homes and businesses in Wembley Park

Our roof surveys cover Wembley Park and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or use the contact form. We survey clay and concrete tiles, natural slate and flat roofs, and common reasons people get in touch are loose chimney pots and ponding, splits or blisters on flat roofs.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Wembley Park are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like Wembley Park, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from each safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Note where any stains or damp appear

Related advice

Your questions about roof surveys in Wembley Park

Can parking be tricky for a visit in Wembley Park?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Does a conservation area affect roof work in Wembley Park?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

Do you carry out asbestos surveys?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

For landlords and managing agents

Landlords, agents and building managers in Wembley Park and across Greater London can book any of our surveys. For a price for a let property or a block, call 07833 053749 or send us an email.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Why get it checked now?

If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Don’t climb onto the roof yourself
  • Tell us about any leaks or stains you’ve seen
  • Take photos of any leaks as they happen
  • Clear the loft hatch area before we arrive

Keep the report with your property records. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Do you need a roof survey in Wembley Park?

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

Things that frequently lead to a survey include:

  • Valley linings that have cracked or split
  • Slates or tiles that have slipped or broken
  • Cracked or blistered flat roof coverings
  • Lifted, split or missing lead flashings

For an older house near a landmark like St Augustine, old fixings, lead flashings and tall chimneys are typical of older roofs.

  • Whether the price includes VAT
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

What a roof survey looks like in Wembley Park

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Pitzhanger Manor, about 3.8 miles south, is one of the historic houses in the wider area around Wembley Park. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Landlords with a home close to Wembley Stadium station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Michaela Community School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How we price roof surveys

Prices always include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • The use of thermal imaging or a drone
  • The roof’s overall size

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

What we need to know

Getting the details right at the start saves time. It’s useful to include:

  • The type of building and roof, like pitched or flat
  • The property’s address and postcode
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.
