Neasden Roof Survey
A roof condition survey for homes and buildings across Neasden, with drones and thermal imaging where they help. Call or email for a price.
- Slipped, cracked or missing slates and tiles
- Blocked, sagging or leaking gutters
- Loose chimney pots
How the survey works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Neasden runs like any other.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- Have any paperwork from past roof work to hand
- Check the loft hatch can be reached
- For flats, make sure roof access has been agreed

Roof surveys for homes and businesses in Neasden
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We’re often asked to look into gaps in the roof where coverings have gone and leaning or weathered chimney stacks, on ridges, hips and valleys, natural slate and the roof space.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Questions from Neasden
Is my home in Neasden listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you fly a drone over a roof in Neasden?
The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.
Can you tell me how long my roof will last?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.
Do you go up on the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Signs you need a roof survey in Neasden
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.
We’re frequently asked to look at:
- Loose ridge or hip tiles
- Standing water on a flat roof
- Flashings that have come away from the wall
- Slates or tiles that have slipped or broken
If you look after a building such as Northview Junior and Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Before booking anyone
- Which parts of the roof they’ll actually see
- When you will get the report
- Whether the loft space is looked at, where there is one
- Whether VAT is in the quoted price
Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Check we can open the loft hatch
- File the report with your home documents
- Let us know about past leaks
- Mention any flat roofs as well as the main roof
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
Local roofs in Neasden
If your survey includes the drone, the flight is checked against the Drone Safety Map first. The wider area around Neasden has a long history of building, with Fenton House about 2.9 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to St Catherine's Church Neasden with St Paul: old fixings, lead flashings and tall chimneys are typical of older roofs. If you live near a park such as Gladstone Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What we cannot see

- Confirmation of asbestos in soffits or cement sheets
- An exact number of years the roof has left
- A structural engineer’s report

Landlords, agents and block managers in Neasden
We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
What we look for on each type of roof
Natural slate
Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.
