How new roof snagging works in Neasden
A new roof is a big spend, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a report with photos to share with your roofer. We’re independent of the roofer who did the job. Typical surveys look at loose or badly finished ridge tiles and flashings not properly dressed or fixed, across flashings and valleys, new-build homes and new flat roofs.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Neasden, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.
The report records the new roof as we found it on the day. That makes it useful now and a handy reference later.

What affects the price in Neasden
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
- Chimneys, valleys, parapets and other details
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you get in touch
To price your survey accurately, we will ask about:
- Where the property is, with the postcode
- The type of building and roof, such as pitched or flat
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.
How the survey changes by roof type
Slate roofs
Broken slates left on a new roof are a common snag. We record any we can see.
Ridges, hips and verges
Loose ridge or hip tiles are a common snag. We photograph any we find.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
What this survey can’t tell you
Before you book, it’s worth knowing what a survey will not do:
- Areas out of view from every safe vantage point
- Fixings and underlay hidden under the coverings
- A promise that the roof won’t leak
If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. What a survey covers and doesn’t.
Roof types and parts we check

- New-build homes

Neasden questions
How do I find out if my home in Neasden is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will parking be an issue for a roof survey in Neasden?
It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Will you go up on the roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
What’s the price of a snagging inspection?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or use the contact form for a price.
What do you check on a new roof?
Everything we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it’s safe, and we note any mess or damage left after the work.
Can you settle a dispute with my builder?
No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder and our report gives you an independent record.
The survey, step by step
Every roof is different; as a rough guide, the survey takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- First, we note any deadlines and concerns.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- Debris and damage to other parts are recorded.
- You receive a report to share with your roofer.
Before we arrive
- If you’re buying, check with the agent that we can get in
- Keep pets inside or away from the areas we are looking at
- Have any questions written down, so nothing gets missed

New roof snagging around Neasden
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Fenton House, about 2.9 miles east, is one of the historic houses in the wider area around Neasden. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you own a rental within reach of Brent Cross West station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. As a London address, Neasden can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. If you live in an older home near St Catherine's Church Neasden with St Paul, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
