About our new roof snagging in Dollis Hill

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions, where the detailing is hardest. We check everything we can see safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey ridges and verges, replacement roofs and flashings and valleys, and people most often book us about poorly finished verges and vents that weren’t fitted or are covered.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Dollis Hill, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Look for new stains after a downpour
  • Walk round the house to look for knock-on damage
  • Send the snagging report to your roofer
  • File all paperwork for the new roof

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

Don’t settle the final bill until the roof has been inspected if your contract allows it. It keeps the job open until it is right.

Your questions about new roof snagging in Dollis Hill

Do you cover Dollis Hill?

Yes, Dollis Hill is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Is parking a problem for a survey in Dollis Hill?

Usually it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Do you climb onto every roof?

Only if it is safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

How soon after the work should I book a snagging inspection?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.

How do I book a survey in Dollis Hill?

Simply phone 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date.

New roof snagging around Dollis Hill

With Heath House about 2.3 miles east, Dollis Hill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

As a London address, Dollis Hill can be tricky for parking: let us know about parking bays, permits or a driveway when booking. The streets around a church such as Church of St Michael are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Dollis Hill is about 1 mile north-east of Neasden, in Greater London. In Dollis Hill, as across Greater London, every roof gets the same careful survey. Our area takes in places right across Greater London, large and small. You can also see our page for London.

Larger places within reach include London (7 miles south-east), City of Westminster (5 miles south-east), Marylebone (5 miles south-east), Kensington (5 miles south), St Pancras (6 miles south-east) and Shoreditch (7 miles east).

How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect an hour or two for most homes, depending on how much new work there is to check. London terraces rarely offer a view of the whole roof from one spot, so in Dollis Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

Signs you need new roof snagging in Dollis Hill

Vents can be left out, or insulation pushed against the eaves. Without enough airflow, condensation can build up in the roof space.

Look out for signs like these:

  • Flashings not properly dressed or fixed
  • Untidy or loose verge details
  • Tiles or slates sitting out of line
  • Underlay ending short at the eaves

If you own a rental within reach of Brent Cross West station, a written report helps before buying a rental or paying for a new roof on one.

What a good roof survey covers

What a survey costs

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether it is a home or a commercial building
  • Roof area

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What to let us know when you get in touch

Here’s what helps us most when you get in touch:

  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window
  • The kind of building and roof involved
  • What’s prompted the survey

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or send us an email.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
