Storm damage roof reports around Neasden

With Fenton House about 2.9 miles east, Neasden sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts.

If you live near a park such as Gladstone Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For landlords with property near Brent Cross West station, a clear finding on where water gets in helps you brief a roofer straight away.

Storm damage roof reports for homes and businesses in Neasden

When a storm has damaged your roof, a written record can help you explain it to your insurer. Our report shows the damage in photos and says whether it looks like storm damage, wear and tear, or a mix. We’re not loss adjusters and can’t tell you if your claim will succeed. What we give you is an independent record of the roof. If you’re worried about gutters pulled loose in the wind and water coming in after the storm, a survey will tell you what’s going on.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We check what we are given access to in Neasden, inside and out. It’s useful to know when the water appears and in what weather.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Neasden questions

Can parking be tricky for a visit in Neasden?

Normally it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Is Neasden in the area you cover?

Yes, Neasden is one of the places we work. The survey and report are the same in Neasden as anywhere else, and visits run on weekdays and weekends.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Will you walk on the roof?

Only if it’s safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

What if the roof was already worn?

Wear and tear is usually excluded from home insurance. We note both storm damage and older defects, so it is clear what we found. Your insurer decides how its policy applies.

Can you tell me if my claim will be paid?

That is not something we can promise. The decision rests with your insurer and its policy. Our report gives you an independent record of the damage and its likely cause.

Do you act for me with my insurer?

No. We are not loss adjusters, and we don’t negotiate claims. We provide an independent record of the roof for you to send to your insurer.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What happens if roof problems are left?

Once the storm has passed, damage that looked minor can let water in for months. Getting it recorded and repaired sooner is usually better. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Roof by roof

Clay and concrete tiles

Older tiles held only by nibs, without nails or clips, can lift more easily. We note what we can see of how tiles are fixed.

Lead flashings

When flashings lift, water can get behind them. We note where this has happened and any damp inside.

What we do, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours for most homes, depending on how much of the roof was hit. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there is access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Getting ready for the survey

  • Keep pets in another room
  • For a flat or shared roof, check access with the building owner or managing agent

Surveys for landlords and agents in Neasden

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Letting agents and landlords in Neasden book surveys as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

When to book a survey in Neasden

Gusts work at anything on a roof that is loose or exposed. Rain can then blow in where slates or tiles have gone. Most people book a report soon after a storm, when they’ve seen damage or water has come in.

Typical things we are asked to look at include:

  • Stains appearing after strong winds
  • Gaps where slates or tiles have gone
  • Flashings pulled away from walls or stacks
  • Damage from fallen branches or debris

For businesses in and around places such as London Designer Outlet, a leak can close part of a shop or office, so finding the cause quickly matters.
