Pre-purchase roof surveys near Neasden

Pre-purchase roof survey in Neasden: what you get

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. The findings come in a written report with photos. Typical surveys look at lead that has worked loose at a wall or chimney and standing water on a flat extension roof, across gutters and downpipes, clay and concrete tiles and lead flashings and valleys.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Neasden could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well.

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for a house; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. In Neasden, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Tell us about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

What happens if roof problems are left?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

Prices quoted always include VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Find out whether the roof has been replaced or patched
  • Book once your offer is accepted
  • Ask for any paperwork for recent roof work
  • Ask the agent to check the loft hatch can be opened

It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, especially where we have found patch repairs.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

Neasden questions

Are there drone restrictions around Neasden?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is my home in Neasden listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
