How the survey changes by roof type

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. Any patterns are checked with moisture readings.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

About our thermal roof survey in Neasden

Your report sets out the thermal images alongside ordinary photographs, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. If you’ve noticed wet insulation beneath the membrane and gaps in loft insulation, a survey will tell you what’s going on, whatever the roof.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What affects the cost of thermal roof surveys

Prices vary from roof to roof, for these reasons:

  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is
  • Height and safe access

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We will tell you which package suits the questions you have.

What we need to know

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Pictures of the roof from a safe spot, if you have them
  • What’s prompted the survey
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, phone 07833 053749 or email us.

Common questions in Neasden

Is drone flying allowed in Neasden?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in strong wind or heavy rain.

Can parking be tricky for a visit in Neasden?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Will the camera show exactly where the water is?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast when you book.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What a thermal roof survey looks like in Neasden

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

The streets around a church such as St Catherine's Church Neasden with St Paul are frequently among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. If you look after a shop, office or commercial unit, for instance near London Designer Outlet, a commercial roof can be photographed from above without anyone walking on it.

What we are asked to look at in Neasden

On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

Signs worth acting on include:

  • Leaks far from where the stain appears
  • Thin or uneven insulation in the roof
  • Wet areas near outlets and upstands
  • Possible trapped moisture under a flat roof covering

Take a building like Northview Junior and Infant School: a drone or thermal camera can show a large roof in a single visit.

What to expect from a roof survey

Why act early in Neasden

For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. In Neasden, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £400, including VAT.

Why book with us

  • Visits on any day of the week
  • More than 20 years surveying roofs
  • Package prices that include VAT
  • An independent view of the roof

Take a look at our cost guide or two real surveys.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two at most homes, while a commercial roof takes nearer three to four hours. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Leave side gates unlocked
  • Check pets are kept safely away
  • Let us know about parking near the property

Advice

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
