Roofs, chimneys and gutters in Neasden
About 2.9 miles east lies Fenton House, a reminder of how long the area around Neasden has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take an older house close to St Catherine's Church Neasden with St Paul: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a shop, office or commercial unit, for instance near London Designer Outlet, a roof report helps plan work around trading rather than after a leak.

Gutter survey in Neasden
We survey gutters and rainwater systems in Neasden and right across London and the South East. We inspect everything we can see safely from the ground, windows, the loft space and the roof where it’s safe. A visit typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photographs and recommendations. If you’ve noticed joints that drip after rain and sagging gutters and loose brackets, a survey will tell you what’s going on.
Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Neasden are no exception. Shared chimney stacks and the lead around them are just as important to check.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Your questions about gutter surveys in Neasden
How do I find out if my home in Neasden is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Brent Cross West station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will the survey check for asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Could my damp wall be caused by the gutters?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.
Will I get photos?
Yes, every report has them. Each finding is shown in a picture where possible.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
What happens if roof problems are left?
It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

See our cost guide or two real surveys.
Should I look at the roof myself first?
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Do you need a gutter survey in Neasden?
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
Things that often lead to a survey include:
- Joints that drip after rain
- Blocked outlets and hoppers
- Sagging gutters and loose brackets
- Rotten fascias or stained soffits
Landlords with a home close to Brent Cross West station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Questions to ask before booking
- How long they’ve been surveying roofs
- Whether the price includes VAT
- What they will not be able to tell you
- What the report includes, and whether it has photos
How we price gutter surveys
We confirm the price for the job before you book. This is what makes a difference:
- Building height and the viewpoints available
- The size of the roof
- Which survey package you book
- Whether it is a home or a commercial building
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
A little information up front helps. Please include:
- What kind of property and roof it is
- What made you get in touch
- The property’s address and postcode
- Pictures of the roof from a safe spot, if you have them
If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You’re welcome to ask questions while we are there. In Neasden, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- We check hidden gutters, like valleys and parapets, where it’s safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a report with photos and recommendations.
Preparing for the visit
- Keep pets inside or away from the areas we’re looking at
- Unlock side gates and any roof access doors
- Make sure the loft hatch can be reached
