Brent Park Gutter Survey
Not sure what state the gutter is in? We carry out gutter surveys in Brent Park and across Greater London, with plain-English findings.
- Blocked outlets and hoppers
- Downpipes that are split or coming away
- Soffits marked by water
Useful tips for Brent Park property owners
You do not need to be a roofer to help. Here’s what helps most:
- Do not leave hidden gutters out of a clear-out
- Look out for overflows when it pours
- Look for green streaks or damp patches on walls
- Check that downpipes are firmly fixed to the wall
If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
Gutter surveys for homes and businesses in Brent Park
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, but we flag anything that could contain it. We’re frequently asked to look into leaks at the gutter joints and valley or box gutters that overflow inside, across fascias and soffits, downpipes and outlets and hoppers.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Brent Park, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When you need someone else
It helps to know what a survey won’t do before you book:
- Confirming asbestos in older rainwater goods
- Parts of gutters that can’t be seen safely
- Pipes below ground level
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.
What we check
- Parapet and box gutters
- Downpipes
- Fascias and soffits
- Outlets and hoppers
- Eaves gutters
- Valley gutters
How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. You are welcome to ask questions while we are there. In Brent Park, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent
- Make a note of anything you’d like us to look at
- Make sure the loft hatch can be reached

Advice
FAQs for Brent Park
Is my home in Brent Park listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can parking be tricky for a visit in Brent Park?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
How do I book a survey in Brent Park?
To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Do you cover Brent Park for gutter surveys?
Yes. We survey roofs in Brent Park and the rest of Greater London, as part of our work across London and the South East. To book, call 07833 053749 or drop us an email.
Do you test soffits or gutters for asbestos?
No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
Signs you need a gutter survey in Brent Park
A good many tiled and slate roofs carry moss, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.
Problems we come across frequently include:
- Sagging gutters and loose brackets
- Overflowing eaves gutters
- Hoppers and outlets full of debris
- Fascia boards damaged by overflowing water
If you run a business near London Designer Outlet, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
What to check before booking
- What happens after the report arrives
- How soon the report will arrive
- How they plan to inspect the roof safely
- Will they check the loft as well as the outside?
Brent Park homes and their roofs
About 3.5 miles south-west lies Pitzhanger Manor, a reminder of how long the area around Brent Park has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Brent Park is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a building such as Mitchell Brook Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park such as St. Raphael's Edible Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run so outlets get close attention.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
