Roof surveys across HA9: what to expect
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey flat roofs, chimney stacks and natural slate, and the problems we’re asked to look at most are worn or blocked valleys and standing water on a flat roof.
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
What you will pay
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

The closest station to Wembley is North Wembley station, about 0.5 miles west. Roofs, chimneys and gutters across HA9
In HA9, our roof surveys work takes in owners, landlords and managing agents, from Wembley, Stonebridge and Brent Park to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.
Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in HA9 is checked with its age and materials in mind.
Wembley: Northolt Manor lies about 3.4 miles west, so building around Wembley goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. If your home is one of the older ones in the streets near St Augustine, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Stay off ladders and the roof
- Clear the loft hatch area before we arrive
- File the report with your home documents
- Gather any paperwork for past roof work
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
When you need someone else
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- A structural engineer’s report
- Confirmation of asbestos in soffits or cement sheets
- An exact number of years the roof has left
Landlords, agents and block managers in HA9
Landlords, agents and building managers in HA9 and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Signs you need a roof survey
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.
People usually book a survey after spotting something like this:
- Slipped, cracked or missing slates and tiles
- Leaking gutter joints and downpipes
- Leaning or weathered chimney stacks
- Debris building up in roof valleys
What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time.
Questions to ask before you book

- Their insurance cover
- Whether you can ask questions once you have the report

HA9 questions
Do you use drones?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we will explain what’s needed.
How long does the visit take?
The visit usually takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. We will give you an idea of timing when you book.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
How much does a roof survey cost in HA9?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
