Flat roof surveys for Wembley homes and businesses

Flat roof surveys for homes and businesses in Wembley

Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you call 07833 053749 or email us with the address and a rough idea of the roof area. Typical surveys look at dips that suggest the deck is deflecting and upstands pulling away from walls, on GRP fibreglass, mastic asphalt and single-ply membranes.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Wembley, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

Where we can’t see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Your questions about flat roof surveys in Wembley

Can you look at the flat roof of a hotel or office near Wembley?

Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.

Will parking be an issue for a roof survey in Wembley?

It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

Is Wembley in your area?

Yes. Our area covers London and South East England, Wembley included.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Why act early in Wembley

Ponding seldom gets better on its own. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

What we’re asked to look at in Wembley

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Things that often lead to a survey include:

  • Ponding water that doesn’t drain away
  • Signs of deflection in the roof deck
  • Blistering in felt or asphalt
  • Cracked or split membrane

Hotels and guest houses near Wembley cannot easily close rooms for a leak, so it pays to find faults before guests do.

Choosing a roof surveyor

  • How long the report takes to arrive
  • Whether any drone flown is registered with the CAA
  • Whether the loft is part of the inspection
  • Will the report include photos?

What to expect from a roof survey

What a flat roof survey does not cover

It helps to know what a survey will not do before you book:

  • A structural engineer’s assessment of the deck
  • An exact number of years the roof has left
  • Hidden layers beneath the covering

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

  • GRP fibreglass

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Different roofs, different checks

Felt and built-up roofs

The edges and upstands of a felt roof are normally where trouble starts. We check each one and photograph any that have split or pulled away.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

Local flat roofs in Wembley

With Northolt Manor about 3.4 miles west, Wembley sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Take a building like Wembley Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to St Augustine: the flat roofs on later extensions tend to wear out long before the main roof.

Wembley is about 5 miles west of Hampstead, in Greater London. Whether the building in Wembley is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our Greater London coverage includes Wembley. For surveys nearby, see our London page.

Postcode districts we cover here for flat roof surveys: HA9, HA0, HA1 and NW9. We cover properties on Market Way, London Road and Queenscourt and the roads around them. We also work in nearby towns such as London (10 miles south-east), City of Westminster (7 miles south-east), Marylebone (7 miles south-east), Kensington (6 miles south-east), St Pancras (8 miles east) and Shoreditch (10 miles east).

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for a small flat roof at home, and longer for a large commercial one. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. You get a report with photos and our recommendations.

How to prepare
